Cancellation Policy:
Upon cancellation we will try to re-let your accommodation but guests will appreciate that in the mean time other business would have been turned away resulting in loss of business. In line with case law, should accommodation not be re-let, you are liable for 30% of the balance if you cancel within 28 days of the start of your visit, 60% within 13 days and 80% within 48 hours. Therefore travel curtailment/cancellation insurance is recommended.
If the number of guests falls during a stay, the appropriate tariff will then apply immediately.
Registration & InsuranceFor our overseas friends who are from outside the Commonwealth or EU we must register passport/ID details and onward destination. This is a legal obligation.Holiday deposit/booking/cancellation, persons & vehicle insurance is not included therefore Guests are advised to arrange this themselves. The Owners shall not be liable to the Guests or members of his/her party for any accident, loss, damage, injury, expenses, or inconvenience that may be incurred in connection with the booking howsoever suffered or incurred by the Guests. We do not accept liability for loss or damage to property or harm to persons however caused.
House Rules - Please read these carefully, as failure to adhere may result in the termination of your stay. Strictly NO smoking and NO Pets throughout the premises. Guests will vacate their rooms by 10:30hrs for cleaning etc.Check-in 16:00hrs to 19:00hrs unless previously arranged.This is a family establishment, the front door will be bolted shut at 24:00hrs unless prior arrangement is madeToilet / Sink: Objects, excessive amounts of paper, sanitary towels, etc must NOT be put down the toilets or drains as this blocks the septic tankGuests undertake to leave their rooms in a clean and tidy state as found.The Private Room, Owner’s Bedrooms, Kitchens and airing cupboard in the guest room are private. All gardens are private except the old beer garden. Access to the adjoining room of the main suite is prohibited unless it has been booked.The right of access to the guest rooms is retained by the owners (e.g. cleaning, in case of emergency or unacceptable behaviour.)Guests are not permitted to allow any other persons other than those on the original booking on to the premises without the owners’ permission.
The Occupier shall not transfer the booking to another party. No persons under 18yrs of age are permitted to be left alone on site unless accompanied by an adult guest.Bookings will be terminated in the event of unacceptable behaviour / breach of terms. Guests will be asked to vacate the rooms without refund.The owners retain the right to terminate the booking with a pro-rata refund in the event of emergencies or at their discretion.Reservations are granted by the Owner to the Guests for the agreed dates and do not create the relationship of Landlord and Tenant between the parties. The Guests/Occupier is granted the right to occupy the property for the agreed holiday period specified and the Guests/Occupiers have no right to remain in the accommodation after this time and shall not be entitled to any statutory security of tenure. We will not entertain claims for compensation/refunds lodged after departure. The immediate area is agricultural and as such Guests accept that there will occasionally be sounds and smells associated with Farmland that cannot be avoided. The Owners shall not be held liable for any sudden invasion of pests / wildlife.The Owners shall not be held liable for the breakdown of appliances although any breakdowns will be fixed as soon as reasonably possible. If in the unlikey event a refund is agreed, under no circumstances will the Owner's liability exceed the amount paid for the period of the booking.
Loss or damage: In the unlikely event of loss or damage, guests must inform the owners immediately. Guests are responsible for all loss or damage caused during their stay and are liable to compensate the owners in full for such - however caused. The owners reserve the right to seek compensation for any losses or damage discovered after guests have departed.
Customers requesting a booking are agreeing to the above terms.
